Project Description:
The homeowners’ association at a condominium community in Anderson Township, Ohio, reached out to Cincinnati Affordable Contracting after residents began noticing interior water damage during the winter months. Rain and melting snow were backing up at the roofline and forming ice dams, which prevented proper drainage from the roof, causing water to intrude into the living spaces of two separate units.
Ice dams are a common issue in colder climates, such as southern Ohio, especially on multi-unit buildings with long roof planes. When heat escapes from the home and melts snow at the roof peak, the meltwater runs down to the colder edges and refreezes. This creates ice barriers that trap more water — eventually forcing it under shingles and into the building envelope.
The result at the complex was water stains, drywall damage, and concern among residents for long-term structural issues.
Cincinnati Affordable Contracting responded within 24 hours and removed the ice dams to prevent further damage.
